Sanitizing & deodorizingWhole-system duct and dryer vent check with before-and-after photos - you see exactly what came out of your vents
That "$99 whole-house special" is a bait ad - the real number appears once they are in your hallway, or the "clean" is a shop-vac at the register. We photograph the inside of your ducts before and after instead.
Air Duct Cleaning Before & After in San Antonio, TX
We can describe what negative-pressure extraction does for a home until we’re out of breath, but a photo of what came out of a return vent does the talking faster. These are representative jobs from San Antonio homes, not cherry-picked exceptions. What you’ll see below is the same type of work we do off Loop 1604, through Stone Oak, Alamo Heights, and down toward Southtown every week. If your ducts look like the “before” side, you already know what to do.

Heavy Dust Buildup in a 1990s Two-Story Near Alamo Ranch
Before
AfterThe homeowners had lived in the house for six years and never had the ducts cleaned. A visual inspection through the register showed a gray felt-like coating on every interior surface. We ran negative-pressure extraction with the Rotobrush system to pull loosened debris out rather than push it into rooms, then went back through with a HEPA-filtered vacuum. The after photo shows bare galvanized metal. Total removed from this one system filled about two-thirds of our waste canister.
Pet Hair and Dander Saturation in a Leon Valley Rental Turnover
Before
AfterA property manager called us between tenants. The previous residents had two large dogs, and the return duct near the hallway looked like the inside of a vacuum bag. Hair had matted against the duct walls and was restricting airflow enough that the AC was running long cycles. We extracted the debris, sanitized the accessible interior surfaces, and replaced the filter housing which was bowed from the pressure. The property was ready for showings the next day.
Construction Dust From a Kitchen Remodel in Terrell Hills
Before
AfterThe contractor had taped plastic over the registers during drywall sanding, but the tape failed on two vents. Fine white powder migrated through the entire supply side. We cleaned every accessible supply and return duct, then replaced the air handler filter which had gone completely white. The homeowner said the acrid drywall smell disappeared within a day. This is a call we recommend any San Antonio homeowner make after a major remodel, even if the contractor says they covered everything.
Mold Growth on Interior Duct Surfaces in a Universal City Bathroom Exhaust Line

This one started as a dryer vent estimate. While we were in the attic, the homeowner asked us to look at a bathroom exhaust line that had been dripping condensation. The duct was uninsulated, and South Texas humidity had done exactly what you’d expect. We cleaned the line, applied an antimicrobial treatment rated for HVAC surfaces, and recommended the duct be re-insulated by an HVAC contractor to prevent recurrence. We don’t do the insulation work ourselves, but we’ll always tell you when a problem needs more than cleaning.
Rodent Debris in a Return Plenum Under a Windcrest Pier-and-Beam Home

A homeowner called because of a smell that got worse every time the AC kicked on. We found access to the return plenum from the crawl space that had never been properly sealed. Something had been living in there. We removed the debris, cleaned the plenum and connected runs, and sealed the penetration points to code. We also recommended a pest control follow-up. This is the kind of find that makes us glad we take photos of everything before we start.
Dryer Vent Lint Bypass in a Cibolo Laundry Room

The dryer was taking two cycles to dry a standard load. The lint trap looked clean because the homeowner emptied it after every load, but the trap itself had a small gap letting lint slip past into the vent line. We call this a lint trap bypass. We ran a rotating brush through the full vent run and pulled out enough compacted lint to fill a grocery bag. Dryer vent cleaning in San Antonio should happen at least once a year, more often if you run a lot of laundry.
